September Market Report
September showed yet another month of declining inventory and the end result is that with less inventory on the market we continue to have an imbalance of supply and so we find ourselves a market that favors sellers. In September, the number of total active listings in King County dropped by 26.9% from 5,431 to 3,970 YoY. On the Eastside, inventory decreased 43.43% YoY from September of 2019. This level of inventory decrease isn't normal for fall, but there is still less competition for people wanting to sell their homes.
Pending and closed sales both increased from September 2019 in King County and the Eastside.. According to our King County Home Sales Report pending sales across King County increased 31.80% and Eastside pending sales increased 39.96%.
King County closed sales were up 41.06% and on the Eastside closed sales increased 45.08%. With the decrease in inventory and how pending sales are looking, more homes may be available in October or November. The median house sales price in King County is slightly higher by 17.60% over last year to $698,230 and the median sale price on the Eastside saw an increase of 10.24% up to $915,000.
The Absorption Ratio slightly increased to 1.12 in King County and .89 on the Eastside. A balanced market is 4-5 Months of Inventory. There are serious buyers in the market right now, good homes priced well will sell quickly.

- Kirkland: $1,196,895 up 35.24%
- Redmond: $830,500 up .06%
- Seattle: $760,000 up 11.03%
